JDS Development Group is all ready to move forward with its new project Monad Terrace that will be located on the west side of South Beach, Miami – directly on the waters of the Miami Beach Bay.
Everything is ready for the launching of sales for this luxury project.
Even though no floor plans or new renderings have been released by Developer yet, we already know that the building will target hi-end clientele willing to have sophisticated residences in popular Miami Beach.
The building will be U-shaped structure with 14th floor on one end and up to 18 floor on the other end of the tower. There will be total of 59 completely finished move-in ready residences. The award-winning French architect Jean Nouvel is designing the project and his idea is that at least 90% of the units to have gorgeous water and downtown Miami views.
Monad Terrace Condominiums will have 12 ft wide balconies and 10 ft height ceilings inside the units. There will be 153-spaces covered parking garage, so there should be about 2 parking spaces for each residence which becomes very valuable feature for the tight South Beach area.
One of the great features of the Monad Terrace pre-construction development will be ground-floor lagoon with the sitting area for the building residents around it. The lagoon will be surrounded by natural vegetation with giant ferns, spider plants, sea grape and palm trees. There will be swimming pool on the west side of the lagoon – right before the edge of bay. Both the residences and lagoon are designed to remind the property’s marine nature and at the same time to protect it against flooding, as the development will have underground parking garage. An adjoining Bayfront pool will feature a waterfall which provides the illusion of a water slide into blue bay waters.

Due to premium location and proximity to the water, Monad Terrace residents will have unobstructed bay and downtown Miami views.
Besides the pool deck and roof deck the amenities will also include local café for up to sixteen guests and parking spaces for 121 vehicles.

Developer is proposing the following deposit schedule for the potential Buyers:
20% of the purchase price will need to be paid at the time of Contract
10% in 90 days for the Contract
20% - at Top Off – Estimated the end of 2018
the rest (50 per cent) at closing on unit.

The residence sizes will range from approximately 2000 sq.ft to 3,481 sq.ft for bigger units
Monad Terrace Condo prices will start from about $950,000 and go up to $12million for the double-level penthouses. The average price for 3 or 4 bedroom units will be about $3 to $6 million dollars. Pent-house units with double-height ceilings will be priced at about $10-$12 million. The average price per square feet in Monad Terrace is expected to be $1600 PSF
Delivery is scheduled for the 4th quarter of 2018 if Developer breaks ground as planned at the end of 2016-beginning of 2017
